Start Your Refinance Quote
Takes about a minute. No credit pull and no SSN needed for this step. It is a quote, not a commitment.
What People Use It For
The equity is yours. What it is worth doing depends entirely on your situation, and we will talk that through honestly.
Home Improvements
Fund the work the house actually needs, from a new roof to a full renovation, without a second loan at a higher rate.
Debt Consolidation
Roll higher-interest balances into one payment secured against your home, which can lower what you pay each month.
A Financial Cushion
Cover education, medical costs or an emergency fund using value you have already built.
Honest Guidance Either Way
If taking cash out is not the right move for you, we will say so. There is no pressure to move forward.

How much of my equity can I access?
A VA cash-out refinance can often let you borrow up to 100% of your home's value, which is more than most conventional cash-out programs allow. What you can actually take depends on your income, your credit and the appraised value, and we will go through those numbers with you before you commit to anything.
Can I use a VA cash-out refinance if my current loan is not a VA Loan?
Yes. Unlike the IRRRL, a VA cash-out refinance can be used to move a conventional, FHA or USDA loan onto a VA Loan, provided you are eligible for the VA benefit. It is one of the more common reasons people use it.
Will I need an appraisal?
Yes. Because the loan is based on your home's current value, a VA cash-out refinance requires a full appraisal. We will explain what the appraiser looks at and what it means if the value comes back differently from what you expected.
Is there a funding fee?
There is, and it can usually be financed into the loan rather than paid up front. The fee is often waived for Veterans receiving compensation for a service-connected disability. We will tell you which applies to you before you decide.
How long does it take?
Most cash-out refinances close in around 30 to 45 days. The appraisal is usually the longest single step, and we will keep you posted as it moves.
