VA Loan Benefits

VA Loans offer powerful benefits designed specifically for Veterans and military families.

  • Competitive Interest Rates

VA Loans typically offer lower interest rates than many other loan types, because they are backed by the Department of Veterans Affairs.

  • Limited Closing Costs

VA rules limit the closing costs Veterans can be charged, and some fees can even be paid by the seller.

  • No Mortgage Insurance

Unlike most low and no down payment loans, VA Loans do not require monthly private mortgage insurance. That can save hundreds a month.

  • Easy to Refinance Later

If rates fall, the VA IRRRL lets you lower your rate with fewer costs and less paperwork than a standard refinance.

What Our VA Borrowers Are Saying

Travis and the entire mortgage team at Novum Home Loans are incredible! They go above and beyond by hosting VA seminars for our clients, making sure they fully understand the process from start to finish. They're experienced, well-educated, and most importantly, they genuinely care. Their communication is top-notch, which is essential in a market that's constantly changing.

We used Novum in 2024 to purchase a vacation home. I've used big banks and mortgage brokers in the past, and the experience with Novum was superior to all others in every way. We closed on the property within 30 days of signing the contract. Everyone involved was shocked at how efficient Novum handled the process from the start to finish.

Exemplary service. Our third home loan, and by far the simplest and most straightforward of the three. Outstanding communication throughout. Absolutely satisfied! Great outfit.

Questions? We’ve Got Answers.

Get the details you need to feel confident about your next step.

Can I use a VA Loan more than once?

Yes, and using it now does not use it up. The benefit is reusable, and whether it is available to you again depends on how much of your entitlement is still free rather than on how many times you have borrowed before.

If you are weighing this house against a house you might want in five years, tell us and we will work out where your entitlement stands before you decide anything.

What is the VA funding fee?

It is a one-time cost, and in most cases you do not pay it out of pocket. The Department of Veterans Affairs charges it to keep the loan program running, and it can usually be financed into the loan amount rather than found at closing.

It is often waived altogether for Veterans receiving compensation for a service-connected disability. We will tell you which of those applies to you before you commit to anything.

What is a Certificate of Eligibility?

It is the VA confirming you meet the service requirements, and you do not need one in hand to begin. Our team requests it for you as part of the process.

Not having it yet is not a reason to wait, and it is not something you were supposed to have already sorted out.

How long does a VA Loan take to close?

Most VA purchase loans close in 30 to 45 days. The appraisal, underwriting and the documents we need from you are what move that number in either direction.

We will tell you where yours stands as it moves rather than leaving you to wonder what is happening.

What is a VA Loan?

A mortgage backed by the Department of Veterans Affairs. It is for Veterans, active duty service members and eligible surviving spouses, and the backing is what makes no down payment and competitive rates possible on a home you buy or refinance.
